    Anyah I understand your frustration. I don't look at it like the seller thinks you are trying to steal the house. I look at it like that deal just doesn't not work for that seller. A good number for getting deals accepted is 1 in 20. As far as building the sellers trust, you have to build a relationship and build rapport with them. You may be paying less (Cause you are paying cash) but you provide feature and benefits that other buyers can not. For instance, you can close quickly with no contingencies.

    Hello Jon and fellow REITVSHOW junkies. With a little digging, you might also be able to tap into your area MLS for comparable studies as well. Above is a link to a sold property in my area (Charleston, SC). You can see the property description, photos, sold price, and days on market. If you click on the highlighted address, it takes you to a map where you can check actives, pendings, etc. Don't know why, but it excludes contingents. But if you can find something similar in your area, it is a great tool for finding comparables that you can print out and use. This just came to my area in July. I hope you can get it too. Be good.   • Hey Jon, since you are the master of the Short Sale I have a newbie question. I was told by another investor that if a person falls into a short sale catagory I should first fax or e-mail them a Authorization To Release form, once they sign it and return it, then it all begins and I can make contacxt with the lender and request a packet. My question is how do you get all your other paperwork signed, do you meet the seller with the bank packet and do it then? I guess my fear is going to meet a seller, do all the leg work not knowing if the bank will even make a great deal.

    What you said about the realtor is so true, thats one of the problems I am faced with a property in PLFD. Maybe in a few months they will see the light of day and come around. So whats a good way to gain the trust of the people your working with like the seller, it seems that when you give them the lowess price your willing to pay for the property they feel like you just trying to take the home for them?
